You don’t have to pay real estate sales tax if:
- You sell a property that you have owned for at least 5 years, and for at least 12 months of that time, it was your declared residence.
- You sell a property that you have owned for at least 5 years and it was your only property.
- You sell your only property and use the income within 12 months to purchase a similar property.
- You sell a property as part of asset division in a divorce, and the property was the declared residence of both spouses.
